This Privacy Policy explains how Magna Homes ("we", "us", "our") - the developer of the Misty Hills project - collects, uses, discloses and safeguards information you provide when you visit mistyhills.co or interact with our sales team. This policy is issued in accordance with the Information Technology Act, 2000 (as amended), the Information Technology (Reasonable Security Practices and Procedures and Sensitive Personal Data or Information) Rules, 2011, and the Digital Personal Data Protection Act, 2023 ("DPDP Act").

1. Information We Collect

When you submit an enquiry, request a brochure, or otherwise interact with the site, we collect:

  • Contact details: your name, email, phone number, city, preferred visit date, and message.
  • Property interest: whether you are considering a villa, studio apartment, or resort residence.
  • Technical data: your IP address, browser user-agent string, referring URL, and pages visited - collected via cookies and analytics scripts (Google Analytics, Google Tag Manager, Meta Pixel).
  • Blog comments: if you leave a comment on a blog post, we store your name, email (never displayed publicly), and comment text.

2. How We Use Your Information

  • To respond to your enquiry and schedule site visits.
  • To send you brochures, offer information and launch announcements you have requested.
  • To improve our website through anonymised analytics.
  • To synchronise your enquiry with our internal CRM system for follow-up.
  • To comply with legal obligations under MahaRERA and consumer protection law.

3. Cookies & Tracking Technologies

The site uses first-party and third-party cookies via:

  • Google Tag Manager (container: GTM-K63RQ5TL) - orchestrates all tags.
  • Google Analytics 4 - visitor behaviour, page views, conversion tracking.
  • Meta (Facebook) Pixel - audience building for advertising, if enabled.
  • Google reCAPTCHA v3 - invisible bot protection on forms.

You can disable cookies via your browser settings; some site features (analytics, form submission) may then not work as intended.

4. Sharing With Third Parties

We share your information only with:

  • Our internal sales and CRM teams at Magna Homes.
  • Our marketing consultant, ANAROCK Property Consultants Pvt. Ltd. (MahaRERA A51900000108), where relevant.
  • Service providers who host the website (Hostinger), send transactional email, and provide analytics - under contractual data-protection commitments.
  • Legal or regulatory authorities where required by law (e.g. MahaRERA, tax authorities, court orders).

We do not sell your personal data to any third party.

5. Data Retention

Enquiry data is retained for up to 36 months from the date of last contact for follow-up and re-marketing purposes, after which it is deleted or anonymised. Analytics data is retained per Google Analytics 4's default 14-month window. Blog comments are retained until deletion request or account/site closure.

6. Your Rights (under the DPDP Act, 2023)

You have the right to:

  • Access the personal data we hold about you.
  • Request correction of any inaccurate personal data.
  • Request erasure ("right to be forgotten") of your personal data, subject to legitimate business or legal retention needs.
  • Withdraw consent for marketing communications at any time.
  • File a grievance and, if unresolved, escalate to the Data Protection Board of India.

7. Security

We implement reasonable security practices - HTTPS encryption in transit, access-controlled storage, hashed admin credentials, rate limiting, and invisible reCAPTCHA on forms - in line with the IT Rules, 2011 "reasonable security practices" standard (ISO/IEC 27001 based).

8. Children's Privacy

This site is not directed at children under 18. We do not knowingly collect personal information from minors. If you believe we have inadvertently done so, please contact us and we will delete the data.

9. Changes to This Policy

We may update this policy from time to time. The "Last updated" date at the top will reflect the most recent change. Continued use of the site after a change indicates acceptance of the revised policy.
